NOVEMBER 2011 Tesco’s Revised Scheme

A Residents Meeting will be held in St Joseph the Worker, Church Hall on Wednesday 9th November at 7.00 p.m.

In September we reported that Tesco were in discussion with the Planning Dept. concerning a revised scheme. Ward & Westwood Cllrs. have now been briefed.

On 27th. Oct Tesco met with Councillors, representatives of the CPCA, the Church, and the Planning Dept. Briefly the major changes (Stopping- up of de Montfort Way still applies) are:

• Store area approx 5,000 sq ft. less than the 2009 scheme but reconfigured and located at ground level.
• H.G.V. ramp and first floor service bay omitted; bay now at ground level.
• Under-store car park omitted.
• The petrol station to remain in its current location.
• All flats omitted.
• Car parking on two storeys, to the east of de Montfort Way.
• The ‘bus stop remains in its current position.
• A circulatory road around the car park is a Tesco maintained road – it is NOT a highway.
• Increased width of buffers and landscaping.

Although an improvement on the 2009 (approved) scheme, your committee’s view is that it is overdevelopment and the loss of a highway is not acceptable. Tesco seek approval / comments. It is essential that they are made at an early stage when change is more easily effected.

Drawings of Tesco’s proposals (on our website) will be displayed at the meeting.

Tesco intend, In due course, to exhibit firm proposals - followed at a later date by a ‘questions / answer’ meeting / Forum.

To make changes at that stage, however, will be more difficult. The purpose of this meeting is to discuss Tesco’s proposals, seek your views and to consider the course of action you wish us to pursue. ( NB - A related concern is the potential opening – up of Lynchgate Link to considerable Warwick University traffic).

CPCA’s comments to Tesco will reflect your views. We suggest that, in addition, your personal opinions are recorded to: Jonathan Simpson, Tesco Corporate Affairs Manager, New Tesco House, Delamare Rd., Cheshunt, Hertfordshire, EN8 9SL
